Veterans Mortgage Programs & VA Loans

VA Loan Programs

VA Purchase

$0 down, no PMI, competitive rates. Eligible veterans, active-duty service members, National Guard members with 6 years of service, Reservists, and qualifying surviving spouses. Lifetime entitlement that can be reused.

VA IRRRL (Streamline Refi)

Interest Rate Reduction Refinance Loan. Lower your existing VA rate fast with reduced documentation, no appraisal in many cases, and a reduced 0.50% funding fee (waived for disabled veterans). No income or asset documentation required for many borrowers.

VA Cash-Out Refinance

Up to 100% LTV cash-out in many states. Use it for debt consolidation, renovation funding, investment property down payment, or college tuition. Available even on a non-VA first mortgage to convert to a VA loan.

VA Jumbo

Above conforming county limits, $0 down on full entitlement. We close VA Jumbo loans up to $4M in qualifying scenarios. Partial-entitlement buyers may put a smaller down payment to cover only the gap above the limit.

VA Alteration & Renovation

Buy or refinance and finance the rehab in a single VA loan. Covers structural, mechanical, energy efficiency, and accessibility upgrades. Especially useful when a property needs work to meet VA Minimum Property Requirements (MPRs).

VA Construction Loan

Build a new home with VA financing. One-time-close construction-to-permanent loans from a VA-approved builder, with no payments required during construction in some structures. Final loan converts to a standard VA loan at completion.

VA Energy Efficient Mortgage (EEM)

Up to $6,000 added to a VA loan for energy improvements. Solar, insulation, windows, heating/cooling. Layered on a purchase or refinance, EEM costs are typically waived from the qualifying debt ratio because the savings offset the payment.

VA Native American Direct Loan (NADL)

Direct VA loan for eligible Native American veterans buying, building, or improving a home on federal trust land. Low rate, low closing costs, no down payment, and no PMI. Available to all 50 states with participating tribal organizations.

SAH / SHA Adaptive Housing Grants

Specially Adapted Housing (SAH) and Special Home Adaptation (SHA) grants for veterans with qualifying service-connected disabilities. SAH up to ~$117,014 and SHA up to ~$23,444 (2025 figures, adjusted annually) to build, modify, or buy an adapted home. Layers on top of VA financing.

VA Manufactured Home Loan

VA financing for permanently affixed manufactured homes on owned land. Single-wide and double-wide eligible with proper foundation, HUD tags, and engineering certification. Subject to PRMG manufactured home overlays.

VA Joint Loan

Buy with a non-veteran co-borrower (spouse, parent, or unmarried partner). Veteran's portion is VA-guaranteed; non-veteran's portion may require down payment on their share. Useful for multigenerational households.

Disabled Veteran Funding Fee Exemption

Veterans with a service-connected disability rated 10% or higher are exempt from the VA funding fee. Surviving spouses of veterans who died in service or from a service-connected disability are also exempt. We help confirm and apply your exemption with the COE.
