Placer County Mortgage Advisor

Last reviewed by Ken Clark Jr., NMLS #225375, September 2026

Mortgage strategy for Roseville, Rocklin, Lincoln, Auburn, and surrounding Placer County.

Placer County is one of Northern California's most active home-buying markets, with strong move-up demand in Roseville and Rocklin, master-planned community growth in Lincoln, and luxury and rural-zoned properties in Auburn, Granite Bay, and Loomis. As a Certified Mortgage Advisor licensed in California with deep regional experience, I help Placer County buyers, refinancers, and investors structure financing that actually closes. Placer County splits into three distinct micro-markets: master-planned Roseville / Rocklin / Lincoln (new construction locks, DPA, 55+ programs), the foothills and equestrian zones of Auburn / Loomis (rural, acreage, USDA), and the Granite Bay luxury market (jumbo, second home, reserves).

Local questions I hear most

Real questions from real buyers, answered specifically for this market. Program availability, eligibility, and pricing are subject to underwriting and program guidelines and can change.

Do Placer County new-construction homes need extended rate locks?

Often yes. Roseville, Rocklin, and Lincoln have significant new-construction inventory with estimated completion dates 60-180 days out. Standard 30-day locks won't hold. We structure extended locks (60 / 90 / 120+ days) or float-down options depending on your builder timeline and rate environment.

What's the Placer County jumbo threshold?

Placer County uses the standard FHFA conforming limit, not the high-cost designation. Loans above that limit are jumbo, which comes up most often in Granite Bay, Auburn foothills, and higher-end Roseville communities. I check the current year's exact limit against your target.

Which Placer County active adult communities have special financing?

Sun City Lincoln Hills, Del Webb communities, and other 55+ neighborhoods in Lincoln and Roseville often carry HOA structures and community facility assessments (Mello-Roos or CFDs) that affect DTI. Reverse mortgage and HELOC strategies also come up more often for buyers in these communities. Eligibility subject to program guidelines.

How does foothill or rural property financing work in Auburn or Loomis?

Foothill and equestrian properties in Auburn, Loomis, Meadow Vista, and Newcastle can carry acreage limits (many programs cap at 10-40 acres), well and septic requirements, and outbuilding valuations that need specialist attention. USDA applies in some zones. Non-QM or portfolio loans work for larger parcels or ag-adjacent properties.
